WHAT IS A SHORT SALE?

A “Short Sale” occurs when a Lender agrees to accept less than the amount owed to pay

off a loan as an alternative to foreclosure, if the property is worth less than the amount

owed on the loan. Often a Lender can be convinced that they will do better or as well if

they take less than what is owed NOW rather than taking the property back by

foreclosure and trying to sell it later.

HOW LONG WILL IT TAKE?

The Short Sale negotiation process is a lengthy one. It may take weeks to get an

approval. Lenders have several layers of bureaucracy, insurers, and investors that I will have to maneuver through in order to get a Short Sale approved, so it is important to be

patient during the process.

INSPECTION:

No Seller’s Real Property Disclosure are usually given. Buyer may inspect the property

as Buyer desires, however the utilities may not be on. The Seller has vacated the

property and has given up all hope of returning. It will be up to the Buyers to

have the utilities turned on and off for the inspection if they wish.
